Selling Through Property Links Start to Finish

  1. Once your property has been valued and you have instructed Property Links your property will be instantly advertised on our websites:- Rightmove.co.uk, Fish4, ThisisPlymouth.co.uk and our own site:- www.propertylinkssales.biz
    The marketing campaign has started.



  2. Your property will be ‘hot phoned/mailed’ to all applicants looking for such a property and when possible viewings arranged over the phone.


    All viewings will be conducted with a member of staff present during office hours (9am-6pm) to relieve you of any stress and allow you to get on with your life. We recommend that keys be made available so as not to miss any opportunity when you are away from home on that day.



  3. Advertising will begin in the local property paper the ‘Homeseeker’ with colour photographs and a brief description. This will continue on a weekly basis.



  4. You will be advised of all interest and viewings when they happen and will have regular updates on progress, with both positive and negative feedback discussed to find a way forward.



  5. Property Links will at all times work for you to obtain the best possible sale price within the guidelines of our valuation and market appraisal.



  6. On obtaining an offer from a prospective purchaser we will advise you of this and discuss with you our feelings as to its merit. Our advice will depend on the buyer’s circumstances and financial arrangements and ability to proceed.



  7. Should you accept this offer we will then obtain details of the buyers financial status and check the sales details on their sale, if applicable, before we proceed to contracts.



  8. Details will then be passed to our sales chasing department and a dedicated member of staff will remain in contact with solicitors and mortgage consultants throughout to assist in any problems with the sale. You will again have a weekly report via telephone at every stage.



  9. Once the survey has been carried out any problems resulting from this are discussed with all parties concerned and a solution found. If there are no problems it would be normal to proceed to Exchange of Contracts. The sale then becomes legally binding. At any time before Exchanges take place either party may withdraw without fear of consequences.



  10. After Exchange of Contracts there is normally a two week period before Completion to tidy up any loose ends.



  11. After Completion, solicitors instruct key release and the process is complete.



  12. You open the Champagne and live happily ever after.



  13. Now the other bit!

Payment of all fees due are normally deducted from the proceeds of your sale by the solicitors acting for you and forwarded to the relevant body e.g Estate Agents.

The remaining funds would be forwarded to you or your bank.
