Valuations normally take approximately 45 minutes, although this can vary with the size and type of your property, and involve taking details and measurements along with photographs. This forms a comprehensive picture that can then be used to compare with other property on the market, or recently sold, within your area to give an accurate valuation.
Valuations can vary from Agency to Agency depending on the personal feelings and the experience of the valuer. At Property Links we do not over value to obtain your business as we do not tie you in with a long term contract. Our valuations are based on the belief that you want us to sell your property at the best possible price within a certain period of time. Obviously if a quick sale is required then the price should reflect this.
An Estate Agents valuation has little bearing on a mortgage valuation carried out by a building society surveyor. This valuation is normally based on whether the building society can redeem its lending should the need arise and therefore some sale prices can be down valued by this. This does not always result in a sale falling through and a good Agent can be invaluable at this time.
In many cases re-negotiation is the only way forward. However, most clients
accept that a property down valued by £5,000, for example, may not reflect
the fixtures and fittings or the standard of décor, let alone the location
and the views that the buyer was influenced by. The building society only
value bricks and mortar. The £5,000 difference in valuation can often be
explained by this and the sale can proceed.
